What Is 40 Year Recertification?
Miami-Dade County requires every building to be recertified for structural and electrical safety once it reaches 40 years of age, and every 10 years after that. Single-family homes, duplexes, and small buildings under 2,000 square feet with an occupancy of 10 or fewer are exempt — virtually every other commercial building, condominium, and apartment building must comply.
When your building’s recertification comes due, the county issues a Notice of Required Inspection. From that point, the clock is running: a licensed engineer or architect must inspect the property, document its structural and electrical condition, and submit a recertification report. If repairs are required, they must be completed and the building re-inspected before the county issues its letter of recertification. Miss the deadline, and the consequences escalate quickly — fines, an unsafe structure violation, and in serious cases, orders to vacate.

Our Recertification Process
Step 1 — Notice review and inspection. We review your county notice and deadline, then coordinate the structural and electrical inspections with licensed engineers.
Step 2 — Engineer reports and filing. We prepare and submit the recertification report to Miami-Dade County or your municipality, in the correct format, to the correct department, the first time.
Step 3 — Repairs and permits. If the inspection identifies deficiencies — concrete restoration, electrical corrections, railing or structural repairs — we pull the permits and perform the work as a full-service construction firm.
Step 4 — Final compliance. We schedule re-inspection and obtain your letter of recertification, closing the case and stopping any fines from accruing.

Condo Milestone Inspections: 30 Years — or 25 Near the Coast
Florida law now also requires milestone structural inspections for condominium and cooperative buildings three stories or taller — at 30 years of age, or 25 years for buildings near the coastline, with reinspections every 10 years. For many associations in Miami Beach, Surfside, Bal Harbour, Key Biscayne, and Aventura, the milestone inspection and the county’s 40 year recertification now overlap.
